In 2022, Range Group targeted an overlooked opportunity in Chicago’s Roscoe Village neighborhood. The zoning classification at the property located at 3130-3140 N. Clybourn Avenue allowed for the as-of-right development of a 39-unit mixed use luxury multi-family project with ground floor commercial space. As part of the purchase of 3130-3140 Clybourn, Range Group was required to buy an additional parcel located on the east side of Clybourn Avenue with less favorable zoning. During due diligence, Range Group was able to find a buyer for the east side of the Property reducing its land basis.

In the summer of 2024, Range Group delivered a new luxury apartment building to Roscoe Village/Lakeview market, achieving rents more than 10% above its original underwriting.
